LAWN RENOVATION SERVICES
Out with the old, in with the green. Let us transform your lawn into a healthy, attractive landscape you can enjoy for many years to come.
THE WHY
Turf Professors proudly offers a comprehensive lawn renovation program to residents across the Greater Richmond area.
Whether you’ve just purchased a home with a neglected lawn, or your current lawn needs a complete makeover, we have the tools, expertise, and dedication to create a stunning, sustainable outdoor space that you and your family can enjoy for years to come. Lawn renovation can address a variety of challenges, such as uneven, bumpy terrain that poses risks for kids and pets, improper grading that prevents effective water drainage, or even the invasion of persistent warm-season grasses like common Bermuda, which can be difficult to eliminate through traditional methods.
To deliver exceptional results, we’ve made a significant long-term investment in Ventrac equipment, the finest machinery available for lawn renovations. This state-of-the-art equipment allows us to work efficiently in tight spaces while avoiding potential damage to driveways or hardscaping. It also minimizes soil compaction, a common issue with heavier machinery like skid steers. By choosing Turf Professors, you’re benefiting from both our expertise and our commitment to using the best tools available to transform your lawn into a healthy, beautiful, and sustainable space.
OUR PROCESS
1
Initial Property Evaluation and Consultation
We begin by visiting your property to discuss your goals and expectations for the lawn renovation. This complimentary evaluation provides an opportunity to assess your lawn’s current condition, outline all available options, and set clear expectations for the project.
During this initial consultation, we’ll also discuss the importance of having a fully functional irrigation system in place, as it’s critical to the long-term success of your new lawn. If you already have an irrigation system, we will ask that you upgrade to the Hunter Hydrawise Irrigation Controller. This advanced system allows us to remotely manage watering schedules and make adjustments based on weather conditions, ensuring precise and efficient watering during the critical establishment phase. If you don’t have an irrigation system, we can connect you with trusted partners to ensure timely installation.
2
Grass and Weed Removal
Once you decide to move forward with your lawn renovation, we will begin by removing all existing grass and weeds. This process takes place between July and September, allowing for optimal conditions to prepare your lawn. We apply multiple rounds of targeted treatments specifically designed to eliminate common Bermuda grass, hard-to-control weeds, and other invasive grasses. By thoroughly clearing your lawn during this timeframe, we create the ideal foundation for establishing a healthy, vibrant, and sustainable lawn.
3
Lawn Preparation and Irrigation Coordination
Once the existing lawn has been eliminated, we will mow and bag the area to remove as much material as possible. This step ensures a clean slate before we fine-grade the soil, creating an ideal foundation for the next stages of your lawn renovation.
If you are installing a new irrigation system or performing maintenance on an existing one, this is the perfect time for those tasks to be completed. Coordinating these steps at this stage ensures your irrigation system is fully functional and ready to support the establishment of your new lawn.

Tall Fescue Grass Seed
At Turf Professors, we understand that not all grass seed is equal, which is why we rely on a meticulously crafted 3-way blend of Turf Type Tall Fescue grass seed. Each variety has undergone rigorous testing and is approved by the Virginia - Maryland Turfgrass Evaluation Program. Our chosen seeds are certified and tested within Virginia, proving exceptional performance for at least 2-3 years. Going the extra mile, we use only blue tag certified seed, completely free from weeds or additional crops.
4
Renovation Day
Renovation day marks the transformation of your lawn! This step includes power raking, finish raking, and fine grading your entire lawn using our compact Ventrac equipment. If additional soil is needed to improve grading or fill low spots, we will bring it in and spread it at this stage. Our advanced equipment ensures precision and efficiency, setting the perfect foundation for a healthy and vibrant lawn.
5
Fertilization and Seeding
Immediately following the grading process, we will begin by applying our custom-blended starter fertilizer, enriched with essential micronutrients to support healthy lawn establishment. Next, we’ll seed your lawn with a premium turf-type tall fescue grass seed at precise rates tailored specifically for your property. Using digital measurements, we break your lawn into precise sections to ensure accurate seed distribution for a lush, uniform result.
We will also apply a specialized herbicide designed to allow the grass seed to germinate while preventing weeds from establishing during the renovation process. This step ensures your new lawn has the best chance to thrive without competition from unwanted weeds.
6
Watering Program & Lawn Establishment
After fertilizing and seeding, we remain actively involved in nurturing your lawn through its critical establishment phase. Over the next 4–6 weeks, we will visit your property regularly to monitor progress, adjust your watering schedule as needed, and ensure your lawn receives the precise care it requires.
These visits are an essential part of the process, allowing us to identify and address any potential challenges early while optimizing conditions for growth. Our dedicated approach ensures that your lawn develops strong, healthy roots and establishes itself as a vibrant, resilient space for years of enjoyment.

Post-Emergence Care
After your new grass has emerged, we will apply a preventative fungicide to protect against fungal outbreaks caused by unpredictable weather, such as excessive rainfall or warm overnight temperatures. While the fungicide alone would suffice, we go a step further by also applying an organic bio-stimulant. This additional treatment promotes root development and supports new grass growth, reflecting our commitment to ensuring the success and quality of your lawn renovation.
8
Initial Lawn Mowing
As part of our lawn renovation package, we include your first two lawn mows. The initial mow typically takes place 4–6 weeks after seeding, though this timing may vary based on weather conditions. Proper timing is critical, and we ensure soil moisture and temperatures are ideal before mowing.
We use compact commercial mowers that deliver an incredibly high-quality cut while minimizing disturbance to your new lawn. Their precision and lightweight design help protect your grass during this delicate phase, setting the stage for a healthy, resilient lawn.

BEFORE & AFTER PHOTOS
Seed vs. Sod:
Choosing the Best Option for Your Lawn
When renovating your lawn from bare dirt, both seeding and laying sod are excellent options that can yield beautiful, healthy results over time. Regardless of the approach, the preparation process is identical. This includes removing the old lawn, grading the soil, applying fertilizer, and ensuring optimal conditions for your new lawn to thrive.
The Case for Sod
If you're seeking instant gratification, sod is the way to go. With sod, you’re essentially purchasing a fully grown lawn that has been cultivated over the course of a year, harvested, transported, and installed directly onto your prepared soil. This allows for an immediate transformation of your yard, but it comes with a significantly higher price tag. The added cost reflects not only the labor-intensive process of producing sod but also the convenience of having a "ready-to-use" lawn.
The Case for Seed
Seeding is a cost-effective alternative that can deliver equally impressive results over time. While it takes a few weeks to see the grass emerge and establish, advancements in seed technology and proper care can produce a lush, vibrant lawn that’s just as beautiful and durable as sod. For those willing to invest a bit of patience, seeding offers the opportunity to achieve a stunning lawn without the higher upfront cost of sod.
Making the Right Choice
Both options are completely viable and, when properly cared for, will lead to a long-lasting, healthy lawn. Your decision ultimately depends on your priorities—whether you prefer the immediacy of sod or the affordability and gradual transformation that comes with seeding. At Turf Professors, we’re here to guide you through the process and ensure that whichever option you choose, your new lawn exceeds expectations.
